House Rules:
1. No smoking in the home, and no illegal drugs anywhere on the property. Marijuana is not legal in Indiana. The fastest way to lose your deposit is to smoke inside the house.
2. We love them, but no pets. Service animals are permitted, but the bungalow was built in 1927 and it is not ADA-compliant. The second-fastest way to lose your deposit is to bring an animal onto the property.
3. No parties. The third-fastest way to lose your deposit is to hold a noisy party on the property.
4. No playing of music loudly, or any other loud disturbances. 11th St. is quiet; it's full of retired people and families with children.
5. As we mentioned a few other places on this website, do not park in the driveway next to the bungalow because it does not belong to us.
6. Accidents happen. If you break something, let us know. Please replace it or fix it if possible, or leave money for us to handle it.
7. I can't believe I have to say this, but do not conduct a retail business out of the bungalow. This includes using it as a garage or workshop, bringing industrial chemicals into the home, and spray painting inside. (Long, sad story on that one!)
8. If the heat or air conditioning is on, all windows and doors must be closed. We can't afford to heat or cool the outdoors.
9. All doors to the home and to your car should be locked unless you're going through them. Indianapolis is a city, after all.
10. If you spill something, wipe it up. If there is a leak or a problem anywhere, please let me know immediately. I can't fix something if I don't know there is a problem.
11. Please be sure all interior lights are off before you leave the premises, except for the Tiffany-style lamp on the desk, which is on a timer. Please make sure the track lights in the living/dining room are completely off and not just dimmed.
12. Please keep the massage chair unplugged unless you're using it. It uses a lot of electricity even if it's not in use but still plugged in.
13. Housekeeping during your stay is your responsibility. There are plenty of cleaning supplies on hand, including a vacuum cleaner.
14. Please don't check out leaving me with a lot of dirty dishes in the sink. We have a dishwasher.
15. We don't have a garbage disposal, so please use the trash can for debris and save our pipes.
16. If you're staying for more than a month, please clean the filter in the heater/air conditioner at least monthly. You can do this with the vacuum cleaner hose or wash it in the sink.
17. If a standard item is missing or broken when you check in or is in short supply, please let me know. I will replace or replenish it ASAP.
18. You and your belongings stay at your own risk. We are not responsible for any losses, injuries or damages of any kind.
19. The guest making the reservation is responsible to pay for any damages, should they occur.
20. We will respect your privacy unless we have a good reason not to. If we feel you are in danger or suspect you are breaking the house rules or damaging our property, we reserve the right to come in unannounced, although we'll knock first.
21. Although lawn care and snow removal are the responsibility of the long-term tenant next door, he can always use help with the latter because he works full-time. There is a snow shovel in the basement, and usually ice melt in the tan tub under the mailboxes on the porch.
22. We try our best to follow the Golden Rule, and we want you to too. "Do onto others as you would have them do onto you." In other words, please take care of the bungalow as if you owned it and owed money on it. :)
Tips/Additional Information:
1. The front door has an electronic lock so you have contact-less entry and the freedom to check in without having to connect with us. You will be given a passcode before you check in.
2. Trash day is Tuesday. We have two trash cans, which are located behind the garage, next to the alley. They stay near the garage's window air conditioner. Please roll them out for collection and roll them back afterwards. If you're staying less than a week and don't have much trash, don't worry about it. We'll take it out after you check out.
3. Now and then channels drop from the TV. To restore them, use the TV's remote to do an auto search for channels. It's under "Menu." Sometimes you have to do this a couple of times. I've done it once and 16 channels showed up, then did it again 5 minutes later and got over 30. It's the wonders of antennas I think.
4. The smart TV's "smart" part is reached through the colorful cube in the middle of the remote control. If you subscribe to Netflix or some other streaming service, you can use your passwords to watch them. All four main networks and a bunch of other channels come through fine for free with our high-definition antenna.
5. We have TMobile 5G internet. There is no one but you using this internet network, so it's fine for Zoom meetings, etc. The network name and the password are written on the white board on the refrigerator.
6. There are extra clean linens for the bed in the duffel bags under the bed, in case you want something different for a change.
7. Unfortunately we don't have anywhere to park a motorhome or rig.
8. We will do our best to clean and disinfect due to COVID-19, but no one can ensure a home or a hotel room is safe from any virus. We will point out that you'll come into contact with fewer people at the bungalow than you would staying at a hotel.
IMPORTANT POLICIES, RATES AND DISCOUNTS:
Cancellation Policy: Bookings canceled at least 14 days before the start of the stay will receive a full refund. Bookings canceled between 13 and seven days before the start of the stay will receive a 50 percent refund. Bookings canceled six days or less before the start of the stay will receive no refund. Any refund given will be paid to the original person making the reservation through the payment system he or she used. Cancellations must be made by email to LKMRestart@gmail.com by 11:59 p.m. in the bungalow’s time zone (which is Eastern) on the chosen day.
Minimum Stay: Three nights.
"Shoulder" Days: Just FYI, we need two days before and after each reservation to clean, do the wash, and maintenance.
Check In/Check Out Times: After 2 p.m. the day of arrival and before noon the day of departure. If you need more time let us know; we'll try to accommodate.
Rates: $99 a day except $120 a day on Fridays and Saturdays. There are no additional fees. Prices may be higher for special events in the area such as the Indy 500.
Deposit: $500. This will be refunded to you in full within 10 business days of checkout. Please be sure we have the proper mailing address to use.
Discounts: Weekly discount (seven days or more) of 25 percent and monthly discount (28 days or more) of 50 percent. What a deal!
Payment Methods: PayPal, Venmo or the Cash app to LKMRestart@gmail.com; full amount upon reservation. Email for info if you want to use Zelle. Invoices/statements provided upon request. We are unable to hold a reservation without payment in full. We can process most credit cards, but you'll have to pay the processing fees, which is usually 3%.
